Telangana New Farmhouse Policy - meaning and rules

Telangana is preparing to implement a well defined New Telangana Farmhouse Policy to regulate the rapid rise of farmhouses on agricultural lands. As more people look for weekend homes and peaceful retreats near Hyderabad and surrounding areas, the government is stepping in to organize developments.The main objective is to secure agricultural land, prevent unauthorized constructions and establish clear guidelines for landowners & developers.

What Is New Farmhouse Policy In Telangana

The Farmhouse Policy in Telangana is  proposed by Telangana Government that makes it mandatory to get official permission before constructing a farmhouse on agricultural land. As per the new policy, farmhouses will only be allowed on larger land parcels  with proper road access, typically at least 30 ft wide. 

The main goal of this policy is to prevent illegal construction, protect farmland, and regulate unplanned farmhouse developments around Hyderabad and other areas. Constructions will be limited in terms of height and built-up area, with only a small percentage of the land while the rest must remain open or used for agriculture.

New Telangana Farmhouse Policy Proposed Rules

Here are the new key proposals under the Telangana Farmhouse Policy

  • Minimum Land Requirement: Farmhouses will only be permitted on larger plots, with a minimum of 1200 square yards of land required. 
  • Road Access: To ensure accessibility and safety, farmhouse plots must be located on roads that are at least 30 feet wide.
  • Built Up Limit: Allowed to construct buildings on only 20% of the total land area.
  • Height & Floor Limit: Farmhouse buildings will be limited in size, with a maximum height of 6 metres and permits only for G+1 structures.
  • Nature and Cultivation Requirements: The remaining 80% of the land must be used for natural features like gardens, plantations or cultivation rather than concrete structures.

These proposed rules are designed to control unplanned farmhouse construction on very small pieces of farmland, protect fertile land from fragmentation, and ensure that farmhouses maintain a connection with nature and agriculture rather than becoming unregulated real estate ventures.

The Telangana New Farmhouse Policy makes an important move by the state government to bring guidelines to rural residential development. By fixing a minimum plot size requirement, road entry conditions, construction limits, and land use guidelines, this policy seeks to protect agricultural land while meeting the growing demand for farmhouse living.
